Farm house in Delhi

DDA has reduced the minimum plot area for Farm House/LDRP from 2.5 acres to 1 acre; vide S.O.No – 1199(E), on 10th May, 2013.

The concept of Farm House – which was a mere outhouse in the field, has started in the 60’s. As the Farm Houses were very few in numbers, hence there was no need of formulating any clear cut building guidelines. In the 70’s and 80’s land was an investment avenue which was seen by the growing urban. Slowly, with the passage of time, in the late 80’s till 2000, a trend came in South Delhi with which, Farm Houses gained a new recognition of being the First Homes. This trend resulted in firming up the land prices from mere lakhs to crores. Educated and rich class was fascinated by this concept of Country Homes and hence, started preferring Farm Houses. Earlier only 100 sq. meters was allowed on a 2.5acre plot, which was unsatisfactory for the Farm House lovers and they found it to be irrelevant. Build up areas was continually increasing. The current estimates in most of the dwelling units are approximately 5,000 to 30,000 sq. ft.

Now, the government (Ministry of Urban Development) has taken a pragmatic and practical step to revise the Farm House/Country Homes policy.

With the new notification, the earlier term Farm House (a dwelling house on farm) has been now termed as Low Density Residential Plots. As per the new policy the existing Farm Houses in the urban extension would be regularized. The new Low Density Residential Plots are to be permitted only in the defined villages under the green belt and the Low Density Residential Areas defined in the Urban Extension.

23 villages have been declared as the Low Density Residential Area (LDRA) in Urban Extension by the Ministry of Urban Development; vide S.O.No – 1744(E), on 18th June, 2013.

How LDRA (Low Density Residential Area) is defined / why is LDRA?

The majority of Farm House in the urban extension areas is located in lands where ground water has already been severely depleted or close to such depletion. Further, the intensification of residential density and heavy additional load on civic infrastructure such as Drainage, water supply, Parking and Sewerage etc. is highly undesirable in such areas from environmental considerations. Therefore, the villages containing existing Farm Houses clusters are notified as “Low Density Residential Area.”

Low Density Residential Plots are also allowed in the villages falling in the Green Belt.

As per the Zonal Development Plan – 2021, list of villages in the Green Belt where Low Density Residential Plots are permitted are:-

      Village Bakthawarpur is in R zone according to master plan. only Singhu, Hamidpur, Palla, Tajpur and Jhangola are in green belt. One more thing, green belt aand LDRA is same thing as LDRA is permitted in green belt

what do you mean by minimum 6meters continuous road in front . Does this mean that the road should be 6meter wide in front of only our land .

    Mr Gurmeet,
    As per the Gazette, the Farm house must abet 6 Metre wide road inorder to be eligible for having one acre land. incase the road isint 6 M then the land parcel shall remain at 2.5 acres and one acre (LDRA) policy shall not apply.

Are there no updates on the LDRA conversion charges. this aspect of the LDRA seems to be in a Limbo. We own a peice of Land in Mehrauli, and apparenlty after the LDRA came in affect and being gazetted , Govt/DDA said they would levy a charge upon which the land would be LDRA. however no updates. Does anyone have any information on this?

    The One acre farm has already been sanctioned as per the Gazette, however the issue is still stayed with government on the fee for land conversion. there are many farm house owners who are awaiting the gazette on conversion fee. Currently some of the South Delhi farm house owners are writing letters to LG on the Land conversion and the water facilities.
    If you belong to an Farm house association ensure to tag with them and start communicating to the authorities on clarity. the new government is very silent, and needs to be reminded!

I have been told that you require 2.5 Acreland for Farm House. There is no valid notification from DDA allowing 1 Acre farm house, same as there is no operational notification of LAND POOLING?

    There are valid notifications & other documents to that effect. In fact, the recent Delhi buinding byelaws also have reference to the 1 acre farm house / LDRP policy of Delhi

Hello there
has there any update on the LDRA conversion charges? im unsure about it, previously the government had released notification of INR 25 laks / acre to convert farm house to LDRA, however there has been no updates. the conversion charges were later scrapped in Dec 2015!

Are there any updates, Arguments against this!

AS per an earlier version of the gazette where the LDRA villages were named, one of them being Jaunapur (Jonapur) on Sultanpur mandi road (towards Gurgaon), this has not been added to the list mentioned over here on this website under Zone J. can someone please comment as to why Jaunapur is not listed?

It’s unbelievable that some of the premium apartments in Gurgaon or even the builder floors of South Delhi run into crores (even post correction) & with this policy being approved, one can buy an ACRE of land & have his own farmhouse. I did my research, & if we speak in terms of psf, the former would be anywhere from 15k-20k psf whereas the ongoing quoted price for 1 ACRE of farm land would be mere 500-700 psf.. I think there’s a huge opportunity for arbitrage here & I know of fund movements to the latter.. Anyways, I bought mine some time back & now I’m awaiting the bye-laws for construction.. I will live grand & enjoy my acre of Land… 😉
