WHICH IS THE BEST PLACE TO INVEST — DELHI, GURGAON OR NOIDA?

This is one ques­tion that many a people end up ask­ing me– esp. in social gath­er­ings wherein the moment I let it be known that I am part of a real estate con­sult­ing organ­iz­a­tion…. is there an answer?

The incon­gru­ity of the entire ques­tion tends to be apalling many a times. Most people use this ques­tion as an ‘ice-breaker’… without realilzing how much of a dilemma have they pushed me into.

It is extremely pain­ful to answer this ques­tion without get­ting a clearly defined brief by the cli­ents on the fol­low­ing parameters.

1. The intent of the invest­ment — Rental returns OR cap­ital appreciation

2. Ten­ure of invest­ment — Num­ber of years

3. Abil­ity of the buyer to sus­tain his expos­ure of investment

In the last couple of months, I actu­ally revert back to the cli­ent with a ques­tion of mine — “DO YOU KNOW HOW MANY ACRES OF DEVELOPMENT IS BEING PLANNED UNDER THE DELHI MASTER PLAN?” More often than not, I typ­ic­ally get two answers, namely, WHERE IS THE LAND IN DELHI? —– and— Maybe a couple of Hun­dred acres.

Then I pitch a dra­matic reply — Guess… U guys are too con­ser­vat­ive… widen your num­bers etc…… then comes the killer answer — 1,49,000 acres…… whew !!! Delhi mas­ter plan would have 1.5 lakh acres under devel­op­ment??? where the hell is the land in Delhi……

Cen­ter stage time ladies & gen­tle­men !! The Delhi mas­ter plan would be one of the most com­pre­hens­ive plans for chan­ging the con­tours of real estate devel­op­ment of any city. Any­one who can buy land, should buy it in Delhi, NOW… TODAY….

Most often, the party ends up dis­cuss­ing the Delhi mas­ter plan, and the pro­spects for growth in Delhi. Come to think of it — If we assume that the first five years of devel­op­ment of the Delhi mas­ter plan only addresses 15 – 20% of the total 1.5 lakh acres, we still have an enorm­ous devel­op­ment happening…
