It will soon become possible to build studio apartments and service apartments in Delhi, which were not allowed till now.
The Delhi Development Authority (DDA), which is carrying out the review of the Master Plan of Delhi (MPD) 2021 proposes to allow studio and service apartments by ammending the MPD. The proposals have already got the authority’s nod and have been put up for objections or suggestions from the public.
“Studio apartments would be allowed to come up in projects by developers or in group housing societies. These are basically small houses called studio apartments that are not part of the existing MPD,” said a senior DDA official. “These can be used by individuals or small families or even for housing domestic helps,” he said.
According to DDA’s proposal, studio apartments have been described as premises in which residential accommodation in the form of multi-purpose rooms is provided for individuals or families. It also proposes to allow these apartments to be used as suites, caretaker’s office, retail shops, dining and supporting facilities. Upto 10 per cent of floor area can be used for this purpose and the maximum size of the apartment will be 60 sq metres. The plots should be located on road facing width of 12 metres and providing parking space is mandatory.
The plots on which these apartments would be allowed needs to have a combined area not less than 2000 sq metres with 33 per cent ground coverage and 200 floor area ratio (FAR). “These would be allowed only in residential areas,” he said.Service apartments for short and long term accommodation would also be allowed in commercial, industrial, public, semi-public and in transport oriented development (TOD) corridors.
