DDA to raise Floor Area Ratio on bigger plots, South, West and North Delhi to benefit

New Delhi: The Delhi Development Authority has proposed a hike in Floor Area Ratio on plots bigger than 750 sq meter, for which the process to amend the Delhi Master Plan 2021 has begun.

If this is approved, the size of flats can become one and a half times bigger on plots whose size is more than 750 sqm.

At present, the Master Plan allows 150 FAR on plots whose size range from 750 to 1,000 sqm. This FAR will be raised to 200, though the residential units shall continue to remain at 9.

Similarly, on plots ranging from 1000 to 3750 sqm, the FAR is proposed to be raised from 120 to 200. The plinth coverage of such plots is proposed to be raised from 40 pc to 50 pc.

With the hike in plinth  coverage and FAR for thse plots, the sizes of flats would increase. At present, 9 residential flats  of 1,400 sqft are permitted on a 1000 sqm plot, whereas after the new proposal is accepted, the size of the flats will become more than 2100 sqft.

This will permit owners to demolish and reconstruct flats that are already constructed.

Areas that will benefit from this new proposal include Lajpat Nagar, Vasant Vihar, New Friends Colony, Nizamuddin, Jangpura, Defence Colony, Dariaganj, Paharganj, Karol Bagh, Shakti Nagar, Roop Nagar and several other localities.

DDA has sought suggestions from the general public on these amendments in the Master Plan within 45 days, after which a final decision will be taken and a notification will be sent to Urban Development Ministry for approval.
