DDA proposes 25% hike in FAR for Hospitals

Delhi development authority has taken an initiative to make few changes in the MPD – 2021 to allow hospitals to increase the FAR (floor area ratio) by 25% which would enable them to accommodate more beds.  25% of the FAR would be available for residential purpose of staff, patients’ attendants, etc. This proposal will come into action after it gains audience’s approval – their objections and suggestions.

According to the plan of DDA – FAR would be increased from 200 to 375 based on the space in front of the hospitals. Plots near Delhi metros would be allotted 50% more FAR. Ground coverage would be increased from 30 to 40%. There would be sufficient space for car parking, a multi – level podium free from FAR would be built. There would also be a maximum of 10% ground coverage for atrium in the hospitals. Waiting Halls, reception, fire staircases and other common areas would be free from FAR. Subject to NOCs from agencies like AAI & Delhi Fire Service, height restrictions have also been removed as of now.

According to Mr. Rames Menon (Director, Certes Realty) – hospitals not only serve the patients of Delhi and NCR but also the people from the adjoining areas or the suburbs, hence it should have the benefit of building additional floors.
